Additional Costs
In unusual circumstances, there may be additional costs associated with your transaction.

| If your Lender insists that they receive the money to clear your existing Mortgage by bank telegraphic Transfer on the date of completion or where redemption by this method would be financially beneficial to you | £30.00 PLUS VAT |
| If you wish to have the balance of money due to you on completion forwarded directly to your bank account on the completion day | £30.00 PLUS VAT |
| If your property has more than one title, additional Office Copy entries will need to be obtained from H M Land Registry | £6 per copy |
| Copy Documents. The title to your property may refer to other documents that will be required to fully investigate title. These documents will be requested from H M Land Registry | £5 to £25 per copy |
| If there is more than one charge to be redeemed on completion, for each additional charge/mortgage | £50.00 PLUS VAT |
| If your new Lender requires confirmation from ourselves that personal loans/credit cards are repaid on or before completion then an additional charge per item will be made | £30.00 PLUS VAT |
| If you have an additional loan secured against your property which is not to be repaid and we have to arrange a Deed of Postponement | £175.00 PLUS VAT PLUS any additional charges made by your Lender |
| If we have to arrange title indemnity insurance because of a defect in the title of the property or there is insufficient building regulations approval or planning consent. This is our charge for the extra work involved and is in addition to any premium payable for the policy | £30.00 PLUS VAT |
| If there is a caution or adverse entry in favour of a third party registered against your property or a bankruptcy entry against your name in our final searches which leads to additional work | This will vary depending on circumstances and will be discussed with you prior to costs being incurred |
| If there is any problem with the title or other matter where the preparation of a statutory declaration is required | £100.00 PLUS VAT |
| If a declaration of trust is required to protect the interest of a person not on the title or where the property is being held in unequal shares | £120.00 PLUS VAT |
| LEASEHOLD PROPERTIES A notice of charge may have to be served on the freeholder/ground rent collector for which a fee may be payable. | £40.00 PLUS VAT PLUS any fee payable to the Freeholder/ground rent collector |
| Upgrade from Good Leasehold to Absolute Leasehold (if possible) | £75.00 PLUS VAT and disbursements |
| If we have to make enquiries regarding your leasehold interest to the freeholder/ground rent collector in connection with your sale or mortgage | £30.00 PLUS VAT |
| IN ALL MATTERS If your Lender does not require the Deeds, then we will send them to you, unless you indicate that you will collect them | £5.00 PLUS VAT |
