What is the house buying process?
Once you’ve accepted an offer on your property, the legal work involved in completing the sale can begin. Whether the property was marketed through an estate agent or sold privately, the key stages that follow will usually include:
- Instructing your solicitor to act on your behalf
- Obtaining the property title documents and any other required information
- Preparing and sending the contract pack to the buyer’s solicitor
- Signing the sale contract once all enquiries and checks have been dealt with
- Exchanging contracts, at which point the buyer pays their deposit and the completion date is confirmed
- Completion, when the buyer transfers the remaining funds to your solicitor, the title documents are released and the estate agent can hand over the keys
How long will the process take?
Once your offer has been accepted, most purchases take around 10–12 weeks to complete, although the exact timeframe will depend on the complexity of the transaction. At this early stage nothing is legally binding, but we will begin taking the steps needed to confirm the seller’s commitment and progress the matter efficiently. As soon as you instruct us, we prioritise your purchase so we can move things forward quickly while ensuring your interests are fully protected.
Your moving date may be influenced by whether there is a property chain. A chain is created when several buyers and sellers are dependent on each other’s transactions, meaning everyone must be ready to complete at roughly the same time.
As we move further through the legal work, we will be able to give you a clearer idea of expected timescales. While some aspects of the process are outside your control, you can help prevent delays by returning any forms, identification and information we request as promptly as possible. This allows us to progress matters swiftly with the seller’s solicitors and brings us closer to agreeing a date for exchange and completion.
